2. Income - You must have a combined household income of $45,000 or more per year. 

3. Past Home Ownership - You can't have any previous evictions on your credit. You can have a previous foreclosure, short sale or bankruptcy as long as the home has closed or the bankruptcy has been discharged.

4. Criminal History - You can't have any violent felonies.
